O2+ combines thoughtful design with hospitality-grade operations. Our rooms feature privacy curtains, separate toilet and shower areas, and are professionally managed as part of an Asia Pacific platform called Asterra. We're not just offering a bed, we're creating a lifestyle platform that gives you time back and connects you to the city.

How are utilities calculated and billed?

Utilities are handled through a simple, transparent fixed-fee structure with a fair usage policy. Each resident pays a set monthly utility fee of ₱1,800 that covers normal electricity and water consumption. This gives you predictable monthly costs without surprise bills.

Our fair usage policy ensures the system works for everyone: the fixed fee covers typical residential usage patterns, including air conditioning, lighting, personal devices, and reasonable water consumption. If usage significantly exceeds normal residential levels (monitored through building-level consumption data), we'll work with residents to understand usage patterns and find solutions that keep costs fair for the entire community.

You'll receive a clear monthly statement showing your utility fee, and we'll communicate transparently about building-wide consumption trends. This system eliminates the complexity of splitting actual bills while encouraging mindful usage that benefits everyone.

How much is the monthly rent at O2+ Living?

Our rates reflect the quality and convenience we provide.

Monthly rent varies by room configuration and typically ranges from ₱8K to ₱11K. This includes everything mentioned above, no hidden fees or surprise charges. Rental rates are subject to change without prior notice and may vary depending on room availability, season and promotional offers.

Do you offer private rooms or other formats?

Currently, we focus on shared rooms designed for privacy and community. We're exploring private room options and other living formats as we expand. Our shared rooms, however, are thoughtfully designed to feel more private and comfortable than typical coliving spaces.

Leasing & Move-In

What are the lease terms and advance payments?

We offer flexible lease terms starting at 1 month, with attractive discounts for longer commitments and advance payments. Move-in requirements include: first month's rent and one month security deposit (fully refundable).

Payment Incentives: We offer progressively larger discounts for residents who pay multiple months of rent in advance. The longer the advance payment period, the greater your savings. These discounts apply to the rental portion only (utilities remain at the standard monthly rate) and help you lock in significant value while supporting our operational efficiency. How do I apply and what's the timeline?

Submit an inquiry through our website, schedule a property tour, complete the application with valid ID and employment/school verification, then secure your space with the advance payment. The entire process typically takes 3-5 business days once documents are complete.

Can I choose my roommates?

Utilizing advanced technology and psychometrics, we match based on lifestyle preferences, work schedules, and compatibility factors. If you're moving in with friends, we can definitely accommodate that, but just let us know during application.

Living Experience

How does privacy work in shared rooms?

Each bed space is designed with thick, hotel-quality privacy curtains that create a personal sanctuary. We also feature separate toilet and shower areas (not combined bathroom spaces) to improve flow and hygiene. Our layouts prioritize both community connection and personal space.

What are the house rules around guests?

Day guests are welcome in common areas until 10 PM with prior notification via the app. Overnight guests aren't permitted in shared rooms to maintain everyone's comfort and security. For visiting friends or family, we can help arrange nearby accommodations or explore our short-stay options when available.

What kind of community programming do you offer?

We host wellness sessions, networking dinners, creative workshops, and city exploration events. Residents can also create their own interest groups through our app—from running clubs to professional meetups. Programming is designed to be engaging but never mandatory.

Are pets allowed at O2+?

No, pets are not permitted in O2+ properties. This policy helps us maintain the high cleanliness standards you expect, protects residents with allergies, and ensures everyone feels comfortable in our shared spaces. This includes all animals: cats, dogs, birds, fish, and any other pets. However, we welcome service animals for residents with documented disabilities. If you require a service animal, please contact our community team during the application process so we can arrange proper verification and ensure your needs are fully supported.

How do deliveries work at O2+?

You're responsible for meeting all delivery drivers at the ground floor entrance by the gate to receive your food orders (Grab Food, Foodpanda) and packages (Shopee, Lazada, etc.). Our Community Ambassadors focus on building management and resident experience, so they cannot accept or store personal deliveries.

Our on-site community manager responds during business hours, and urgent issues are handled 24/7. We treat service requests with hospitality standards—quick, professional, and thorough.

In addition, residents gain access to curated experiences and partnerships that extend beyond the building, where we treat the city as an amenity. Is the building secure?

Yes. We provide 24/7 security monitoring, controlled access entry, and CCTV in common areas. Your safety and peace of mind are non-negotiable.

O2+ is committed to supporting your physical and mental wellbeing through WELL Health-Safety Rating certification across our properties. This internationally recognized certification focuses on five key areas: cleaning and sanitization procedures, emergency preparedness programs, health service resources, air and water quality management, and stakeholder engagement and communication.
